When will infrastructure commence?
We have contracted with DeNova Homes to build the Bretton Woods homes. Infrastructure began in August 2022.
When will the models be built and available for tour?
We anticipate models opening in Spring 2023.
When will the Club House and Pool construction begin?
In Phase 1 along with the start of construction of the first homes. Anticipate about 7-9 months construction timeframe for the Club House and Pool.
How many year(s) do you anticipate building in Bretton Woods to occur?
Is Bretton Woods serviced by city or county?
City of Davis. Individual back and side yard landscaping is also irrigated by use of City water.
Do the lot sizes vary?
Lots in each category are about the same size. Custom lots are larger; mostly 52×105 ft. Greenway homes sizes on each lot have not been decided.
Will Bretton Woods be built in Phases?
De Nova Homes plans to build all homes in one phase. The custom lots will be released in 2 phases.
Are there any water restrictions?
Water Use Restrictions: Types of landscaping and water related appliances set by State Regulations. The Homeowners’ Association will have its own well for landscaping, but all homes, etc. are on City of Davis water system.
What are the setbacks and approximate yard sizes for the Greenway Homes?
These are estimated measurements based on a typical lot size and can vary:

Front (street side): 4-feet
Side yard: 5-feet
Rear (greenway side):

The greenways are primarily 25 feet wide, so the green space between front doors varies between 33-ft to 56-ft depending on the floor plans that are across from each other.
What are the estimated HOA dues?
HOA dues are estimated at $275 to $295 per month at or near completion of all homes and amenities dues will initially start around $90/month and gradually increase as more homes/landscaping and common areas are completed and become the responsibility of the HOA. When the Club House is open probably major dues increase at that point.
Is front yard maintenance taken care of by the HOA?
Yes, all front yard maintenance and irrigation is the responsibility of the HOA.
The irrigation for all the front yards and common areas is provided by the HOA’s private well at a much-reduced cost than using City water.
Does build out of Bretton Woods require a low income housing component? If so, where in the complex is it located and how many units?

Will Bretton Woods have a Mello-Roos tax or any taxes a buyer should be made aware? If so, do you know the cost/years of such tax?
No special Bretton Woods Mello-Roos taxes: only ones that are Citywide passed by the voters. We do not have tax estimates at this time.
What percent of down payment is expected, and when?
Standard bank financing available from local lenders. Deposits with purchase contracts generally 3% of the home price.
In addition to the clubhouse and pool, will there also be physical activities?
The Clubhouse will have meeting rooms near the restaurant/coffee house. There certainly will be several interest/volunteer groups formed over time. The HOA management will help organize the groups.
Activities such as Pickle Ball/Bocce Ball has not yet been determined, but it’s our goal.
Will Bretton Woods be similar to Sun City?
Unlike Sun City which has 6,000-9,000 homes, effectively a small city; we only have 380. Our neighborhood is intended to be an extension of the Davis/UCD community with all it has to offer.
When will be able to choose a particular custom lot?
“Formal Reservations” for custom lots around November
For Custom Lots, can we choose our own builder?
You select your own architect and builder. We’ll likely sponsor a builders’ event early Winter so you can meet local builders, but the decision is entirely yours to make.
For Custom Lots - how soon does one need to commence build and complete the home?
The home construction timeline for custom lots is as follows:
- Start within 18 months of the lot purchase;
- 6-8 months to complete construction once started (standard time quoted by the contractors)
- Reasonable extension (6 months) to start home; therefore maximum 24 months.
- Close of escrow on lot: when its available to build on.
Do Greenway Homes need to be built out before custom homes building will begin?
All home construction categories are independent of each other. Separate construction crews plus individual custom builders.
Could you explain the Caregiver Units in more detail?
Optional Caregiver units will be available on all Greenway homes and Custom homes. They are located above the garage. This design will be similar to flats you may have seen in other developments . They will include a bedroom, sitting area, bathroom and small kitchen area (not including cooking facilities). Greenway homes will have an approved masterplan for the unit which can be built anytime. Condominiums, Bungalows and Cottages will not have a separate Caregiver unit.
What is the difference between a “complete” and “rough” caregiver unit?
“Rough” Definition: Four walls, windows where appropriate. Exposed studs, basic pipes where intended to be located, and one electrical box properly located for later wire distribution in walls. No sheet rock. This will look like a large storage space. In many cases it could remain that way for a decade or more. The builder is considering insulating and finishing the walls with sheetrock, but no decision has been confirmed yet.
Which homes will include fireplaces?
I expect all units will have fireplaces.
Will there be skylights in the greenway homes?
Yes. Or an option for them.
What are the ceiling heights?
Generally, 9-12 feet, but will vary according to plan and designs.
Will gas stoves be available?
Will the homes include Radiant Heat Barriers?
The builder may offer this as an option. It’s too soon to know at this time.
Will I be able to choose the window coverings, flooring, appliances, fixtures in a Greenway home?
What is interior design is expected for the Bungalows?
The Bungalows will have similar interior design elements to Greenway homes.
Will all homes have solar panels owned by the homeowner?
Yes, the amount of solar panels is according to the size of home. Goal is net 0 yearly electricity cost to homeowners.
